Description
Even before you enter the sunny yellow front door, the welcoming curbside appeal of PS Limoncello will steal your heart away. Featuring a stunning desert landscape, the front yard is home to a sculpted olive tree, Washingtonia palms, Ocotillo cacti, Agave, and a soon-to-bloom Century plant. This residential section of Los Compadres is among the last Alexander Building Co. developments in Palm Springs, and Limoncello is one of only a scant handful of properties featuring the “Parisian” model’s unique Mansard Roof.

Low-slung modern furnishings blend with wood-forward mid-century modern pieces and bright pops of turquoise, aqua, and Limoncello Yellow. Artwork throughout the home is all from southern California artists, and currently features the playful and popular work of Palm Springs designer Paul Fuentes, Mod City Gallery’s Richard Prescott, and Debra Ann at LA’s Atomic Mobiles.
“Perfecting the Art of Leisure” is Limoncello’s motto, and once you see the inviting wonderland of the home’s backyard paradise you will be inspired to rise to the occasion! From the dining and kitchen areas, double French doors lead out to a broad expanse of flat and friendly lawn, surrounded by productive citrus (pink grapefruit, lemon, orange, and Meyer lemon) trees, a massive ficus privacy hedge and towering palms. No powerlines are visible in this neighborhood to spoil the views, and the San Jacinto mountains make for spectacular photos and insta-moments from the cabana, egg chairs, and pool/spa. The dinette is vintage bamboo and rattan, and the 60s fascination with “all things eastern” is reflected in the oversized Moroccan lanterns, end tables, and bleached linen textiles. The young and the young at heart will find that Limoncello’s park-like grounds tick all the boxes for the ultimate resort staycation. Slouch in one of the Adirondack chairs, recline in the cabana (outfitted with an outdoor/pool shower), play lawn games in the yard, or just drift along on a float in the pool. The kitchen features modern appliances and just the right amenities to make your cooking and entertaining experience a joy. The owners love to entertain and have made their kitchen as functional as it is beautiful. They even have curated exclusive tried-and-true recipes to help guests enjoy their stay to the fullest. An ice cream maker, citrus juicer, stand mixer, and food processor make preparing your own meals a snap, from cocktails and appetizers to dinner and dessert. Delivery and “catering in” is no problem in Palm Springs, but you’ll find your cooking muse coming to life!

The bathrooms and guest room experience is luxurious and simple, featuring shiny subway tile, custom glass work, and the fluffiest towels and Alton Brown amenities. The master bath includes a refreshed Roman (step-down) tub/shower combo as was used in the design of all the homes in the neighborhood at the time. Original louvered glass panels that open and close to vent the shower are a charming feature that has been retained despite remodels. The guest bath offers a clever double entry that opens both to the laundry and pool access as well as the living area hallway. The large walk-in shower has a built-in bench and modern glass surround.
The Sunrise Room is so named for the beautiful glow it reflects in the early hours. Peek out the window in the morning, and see the San Jacintos and all the stunning cacti in the landscaping come to life in the sun’s natural spotlight. The room is set up with two twin beds that can be combined into a single “almost king” bed. Artwork in this room features a custom pop-art wall mural, and three stylish abstract sunrise prints. It’s a whimsical space that evokes the optimism of the late 60s and early 70s, great for guests of any age and gender.
Inspiration for the queen-bedded Agave Room comes from the massive agave plant framed in the room’s west-facing window. A custom agave wall mural and playful pillows bring the theme to life inside. The lamps, sleigh bed, and nightstand are all West Elm furnishings, and the Agave Room offers a soothing, natural vibe where guests can recharge and replenish.
Limoncello’s Master Bedroom offers a mashup of midcentury inspiration and old Hollywood glamour. Creamy abstract wallpaper is accented with bold, golden geometry and the massive King platform bed from West Elm showcases the room’s most important purpose – an amazing night’s sleep. Double French doors lead to a small sitting area on the pool patio, along with access and views to the entire backyard. The large vanity area features a make-up mirror, great lighting, and a custom stone counter. It’s separated from both the toilet/shower area and the sleeping space with pocket doors for privacy.
PS Limoncello is also outfitted to provide guests with work-ready access to the technology that keeps them connected and productive. Excellent wifi coverage and speeds in the home allow for video conferencing, media streaming and more. There’s even a wireless printer/scanner available.
PS Limoncello is just a 5-10 minute walk to Smoke Tree Shopping Center, where guests can choose from two grocery stores, major banking services, ice cream shops and bakeries, and fast casual dining options. Retail outlets for homewares, crafts, and hardware are nearby as well. It’s positioned conveniently between Cathedral City and Rancho Mirage to the east, and the festive and popular Palm Springs shopping-dining scene to the north and west. By car/Uber/taxi, you’re less than 10 minutes from all the PS hotspots, and less than 5 minutes from Palm Springs International Airport.

Los Compadres, and specifically this 54-home section built as Farrell Canyon Estates, is a premier neighborhood of Palm Springs, with many year-round residents. Sandwiched between Deepwell and Little Beverly Hills, this affluent enclave is rich with history and vibes of the good life that made Palm Springs a resort destination. It should be noted this neighborhood (and the City, too) has sound ordinances that are strictly enforced. Music of any kind outside is not permitted and the pool noise “curfew” is 9PM. The owners like to stress this home is ideal for a dream vacation and relaxation but is by no means a “party-central” home. Each guest is expected be as good a neighbor as the owners themselves. Special events like weddings are NOT allowed.
